By requesting services, submitting a form, scheduling an appointment, approving work, or otherwise engaging with Ashley Evangelisti and Lisa Wolschina & Associates (“Company,” “we,” “us,” or “our”), you agree to the following Terms and Conditions.

1. Licensing & Compliance The Company operates in accordance with all applicable federal, state, and local laws, regulations, and licensing requirements relevant to real estate services provided. Ashley Evangelisti maintains an active Agent license (#2444296) and all required registrations as mandated by the applicable jurisdiction.

2. Estimates & Pricing Any estimates or market analyses are based on information available at the time of the request and any visible or disclosed conditions. Final pricing or valuations may change if additional issues, market shifts, or unforeseen conditions are discovered during service delivery. Any material changes to scope or pricing will be communicated and approved prior to proceeding where reasonably possible.

3. Scheduling & Appointments Appointment times for property showings, consultations, or inspections are provided as estimated windows unless otherwise specified. Clients are responsible for ensuring reasonable access to the service location at the scheduled time. Delays, missed appointments, or lack of access may result in rescheduling.

4. Cancellations & Rescheduling Reasonable notice is requested for appointment cancellations or rescheduling. We understand things come up, but please provide as much lead time as possible to respect all parties involved in the transaction.

5. Payment Terms Commission and service fees are handled in accordance with the signed Listing Agreement or Buyer Agency Agreement. Payment is generally due upon the successful completion/closing of services unless otherwise agreed to in writing.

6. Warranties & Disclaimers Any third-party or vendor warranties (e.g., home warranties, inspections) apply only as provided by those entities. Except as expressly stated in a signed real estate contract, services are provided “as is” to the extent permitted by law. We do not provide legal or tax advice.

7. Client Responsibilities Clients agree to:

  • Provide accurate, complete, and truthful information relevant to the requested real estate services.
  • Ensure safe and reasonable access to the property for showings or inspections.
  • Secure pets, sensitive items, or hazards prior to any scheduled service or walkthrough.
  • Disclose any known material defects, risks, or constraints that may affect the property or service delivery.

8. Photos, Communications & Consent By submitting photos or media of a property, you authorize the Company to review and use them for evaluation, marketing, and service-related purposes. By providing a phone number or email address, you consent to receive service-related communications, including confirmations, updates, and follow-ups. Marketing communications may be sent where permitted by law and may be opted out of at any time.

9. 10. Limitation of Liability To the fullest extent permitted by law:

  • Liability for any claim arising from services provided shall be limited to the amount paid for the specific service giving rise to the claim.
  • The Company shall not be liable for indirect, incidental, or consequential damages.

11. Governing Law These Terms and Conditions are governed by and construed in accordance with the laws of the State of New Jersey, without regard to conflict-of-law principles.

12. Acceptance of Terms By requesting services, submitting a form, or allowing work to proceed, you acknowledge that you have read, understood, and agreed to these Terms and Conditions.
